Hyderabad leads South India's ₹10 crore-plus housing market with ₹8,562 crore of sales in FY26

Hyderabad recorded ₹8,562 crore of sales in homes priced at ₹10 crore and above in FY26, making it South India's largest market in the segment by a wide margin. The figures come from the Southern India High-End Luxury Housing Report by India Sotheby's International Realty and CRE Matrix, reported by Outlook Money on 5 May 2026.

Hyderabad versus Bengaluru and Chennai

• Hyderabad: ₹8,562 crore from 625 units
• Bengaluru: ₹1,957 crore from 128 units
• Chennai: ₹727 crore from 58 units

Hyderabad's luxury segment grew about 3.5 times in four years, from ₹2,447 crore to ₹8,562 crore. Bengaluru's luxury market grew 52% year-on-year over the same period the report covers.

What ₹10 crore buys

For an outlay of ₹10 crore, buyers in Hyderabad get about 6,210 sq ft, compared with about 3,930 sq ft in Bengaluru — roughly 60% more space. About 57% of Hyderabad's luxury sales were homes above 8,000 sq ft, and villas and row houses made up around 40% of sales.

Kokapet at the centre
