Hyderabad luxury housing boom: ICRA says luxury is 49% of area sold, and 45–50% of the unsold stock build-up

Hyderabad has 29.6 crore sq ft of unsold housing as ICRA projects 30–33% launch growth in FY2027

Hyderabad had about 296 million sq ft of unsold housing in June 2026 — nearly 30% of the top seven cities' stock and the highest overhang at 2.4 years — according to ICRA. It projects Hyderabad's FY2027 launches to grow 30–33%, the fastest among the seven, against sales growth of 11–14%. Luxury homes drive much of the build-up.

Hyderabad sold about 12,970 homes in July–September 2026, up 15% year-on-year and the strongest growth among India's top seven cities, according to Anarock. New launches jumped 120% to about 18,950 units, making Hyderabad the second-largest supplier after MMR. Across the top seven cities, sales rose just 3% to about 1,00,220 units.

Telangana gives collectors one month to clear pending GO 59 land regularisation applications

Telangana has directed district collectors to dispose of pending GO 59 applications — for regularising government land of 500 sq yards or less — within one month, Revenue Minister Ponguleti Srinivasa Reddy announced after a review meeting on 9 October 2026. The push also covers Section 22A registration problems, long-pending Urban Land Ceiling cases and patta lands awaiting NALA clearance.

Hyderabad's unsold housing stock rises 21% to 1.43 lakh units in H1 2026, CRE Matrix says

Hyderabad's unsold housing inventory rose 21% year-on-year to 1,42,722 units in the first half of 2026, an overhang of about 29 months, according to CRE Matrix. New launches rose 37% to 49,656 units while sales fell 13% to 26,068, the weakest half-year since 2022. Only 21% of the unsold stock is ready or due for completion in 2026.

The Centre has approved Hyderabad Metro Phase II in principle, with costs shared 50:50 with Telangana, but final sanction awaits review of the detailed project report. The proposed 162.5 km network across eight corridors is estimated at ₹43,848 crore and includes an Airport–Future City line. The state took over Phase I operations from L&T on 1 May 2026.

Hyderabad recorded ₹8,562 crore of sales in homes priced at ₹10 crore and above in FY26 — 625 units — far ahead of Bengaluru (₹1,957 crore, 128 units) and Chennai (₹727 crore, 58 units), according to the India Sotheby's International Realty–CRE Matrix Southern India High-End Luxury Housing Report. Kokapet accounted for most of the city's luxury sales.

Vaasavi Group secures key clearances for Hyderabad's first residential metro-linked skywalk at LB Nagar

Vaasavi Group has obtained an NOC from L&T Metro Rail Hyderabad and a traffic police NOC for an elevated skywalk linking LB Nagar Metro Station to its Vasavi Ananda Nilayam township, giving 3,600 residents direct access. Trump Towers Hyderabad: ₹2,000 crore twin-tower project to bring South India's first Trump-branded residences to Kokapet

Tribeca Developers and Ira Realty will build Trump Towers Hyderabad on Kokapet's Golden Mile Road — two 65-storey towers with about 450 residences, priced ₹5–10 crore, on an investment of roughly ₹2,000 crore. Announced on 12 August 2026, it is the first Trump-branded project in South India and the eighth in India.
