New launches rose 37% to 49,656 units while sales fell 13% to 26,068, the weakest half-year since 2022. Only 21% of the unsold stock is ready or due for completion in 2026.
Hyderabad's unsold housing inventory rose 21% year-on-year to 1,42,722 units in the first half of 2026, according to CRE Matrix's Housing Report for H1 2026. The stock is equal to about 29 months of sales at the current pace, as developers launched far more homes than the market absorbed.
The H1 2026 numbers
- New launches: 49,656 units, up 37% year-on-year
- Sales: 26,068 units, down 13% — the weakest half-year since 2022
- Sales value: ₹52,913 crore, with an average ticket size of about ₹2.03 crore (up about 10% from ₹1.85 crore)
- Unsold stock by price: nearly half is priced above ₹1.5 crore and about 30% sits between ₹1 crore and ₹1.5 crore
- Average inventory age: about 10 quarters
How much of it is ready?
Only about 21% of unsold stock is ready to move in or due for completion in 2026. Roughly 59,400 units are due in 2027–28 and about 53,800 from 2029 onward, meaning much of the overhang is under-construction supply with long delivery horizons.
Where the stock is concentrated
The North West region holds 1,13,016 unsold units, up 24% with an overhang of about 30 months. South West has 10,537 units (about 20 months), North East 9,681 (up 13%) and South East 9,488 (up 11%). CRE Matrix says Hyderabad's growth corridors accounted for 63% of absorption.
The industry's view
Sreedhar Reddy Koppula, President of NAREDCO Telangana, said: "Hyderabad is not piling up dead stock; rather, it is efficiently absorbing supply as it hits the market."
What it means for buyers
A high-inventory market generally gives buyers more negotiating room and more choice, particularly in under-construction projects. Buyers should verify RERA registration and delivery timelines, and compare options in specific localities such as Tellapur, Kollur and Gachibowli rather than relying on city-wide averages.
These half-year numbers appear to sit awkwardly beside Anarock's reported 15% jump in Q3 sales — see our analysis, Hyderabad home sales rise 15% in Q3 2026. The reports cover different periods (H1 versus July–September), so a quarter of recovery does not contradict a weak first half.
