Hyderabad logs its best first nine months for home sales since 2018, Knight Frank says
Hyderabad sold 29,125 homes in January–September 2026, up 2% from 28,649 a year earlier and the strongest nine-month result since 2018, according to Knight Frank India. Developers launched 32,577 units, up 6%, and launches have now outnumbered sales for 16 straight quarters, while price growth was about 3%.
Hyderabad sold 29,125 homes in the first nine months of 2026, the strongest January–September result since 2018, according to Knight Frank India. The figure is 2% higher than the 28,649 homes sold in the same period of 2025. Developers launched 32,577 units over the nine months, up 6% year-on-year.
The Knight Frank numbers
- Sales (Jan–Sep 2026): 29,125 units, up 2% from 28,649.
- Launches (Jan–Sep 2026): 32,577 units, up 6% year-on-year.
- Launches vs sales: launches have exceeded sales for 16 consecutive quarters.
- Prices: growth of about 3%, below inflation, as reported in coverage of the report.
Joseph Thilak, Executive Director at Knight Frank India, said Hyderabad recorded its highest first-nine-month sales of any year since 2018, and that close to three in four homes sold are priced above ₹1 crore.
Eight-city context
Across the eight cities Knight Frank tracks, sales were roughly flat at 258,238 units, while launches rose 4% to 279,899 units. Hyderabad's 2% sales growth therefore sits slightly ahead of a flat national picture.
How this fits with other recent reports
Several reports have landed in recent weeks, each covering a different period:
- Anarock reported a 15% rise in Hyderabad sales for July–September — see Hyderabad home sales rise 15% in Q3 2026.
- CRE Matrix reported higher unsold stock for the first half of 2026 — see Hyderabad's unsold housing stock rises 21%.
- ICRA's view on inventory and launches is in Hyderabad has 29.6 crore sq ft of unsold housing.
The reports use different periods, data sources and methods, so their figures should not be added together or treated as contradictions. Read together, they show sales holding up while new supply keeps arriving.
What it means for buyers
Launches running ahead of sales for 16 quarters means buyers generally have plenty of choice, particularly in under-construction projects. Before booking, check the project's RERA registration and promised possession date, and compare prices across specific localities, such as Kokapet, Gachibowli and Kondapur, since a citywide figure says little about any single project.
