Managed-workspace operator Table Space has added nearly 5 lakh square feet of office space in Hyderabad, in a move that highlights how aggressively flexible-space providers are scaling to meet enterprise and global-capability-centre (GCC) demand in the city. The bulk of the expansion sits in Kokapet, fast emerging as one of Hyderabad's most sought-after western-corridor office destinations.
The centrepiece is a roughly 4 lakh sq ft managed-office deal across Towers 10 and 20 at Grava Business Park in the Neopolis corridor of Kokapet — among Table Space's largest managed-workspace commitments in Hyderabad. The site is positioned to become a major enterprise office destination as occupiers continue to gravitate toward the city's western growth axis.
Beyond Kokapet, Table Space deepened its presence in the established HITEC City cluster, taking about 50,000 sq ft at K. Raheja Mindspace IT Park near Raidurg Metro station and a further 48,000 sq ft at Aparna Technopolis near the HITEC City Metro station — reinforcing connectivity-led demand around the metro network.
Why Kokapet and Neopolis?
"Key micromarkets such as HITEC City and the emerging Neopolis corridor are witnessing strong enterprise demand," said Harini Adidam, Associate Executive Director, Sales — Hyderabad at Table Space, in the company's announcement. The Neopolis layout in Kokapet has rapidly drawn Grade-A developments, large land parcels and corporate occupiers seeking scalable, well-connected space beyond the saturated HITEC City core.
The expansion also reflects Hyderabad's broader pull for global capability centres. "Hyderabad continues to deliver on core GCC priorities — scalability, cost efficiency, access to skilled talent, and pro-business policies," noted Nitish Bhasin, Chief Sales Officer at Table Space. Demand is being driven by the banking, financial services and insurance (BFSI), technology, life sciences and AI-led sectors.
That positioning is backed by data: according to JLL's India GCC Guide 2026, Hyderabad now accounts for roughly 20–23% of India's BFSI and analytics GCC market share — a concentration that helps explain why managed-office operators are committing large blocks of space upfront.
