The Greater Hyderabad Municipal Corporation (GHMC) is running two property tax relief schemes back-to-back that Hyderabad property owners need to know about. One ends soon. The other is about to begin.

The One-Time Settlement Scheme: 90% Interest Waiver

If you've let your GHMC property tax slip over the years, the arrears can pile up fast — and the interest on those arrears can exceed the original tax amount. GHMC's One-Time Settlement (OTS) scheme is designed to clear that backlog in one shot.

Here's how it works:

  • Pay 100% of the principal tax amount owed
  • Pay just 10% of the accumulated interest
  • The remaining 90% of interest is waived
  • Must be paid in a single instalment

Deadline: March 31, 2026. After this date, the full interest liability applies — no second chances.

For property owners with multi-year arrears, this can translate to savings of tens of thousands of rupees. A property with ₹50,000 in accumulated interest would save ₹45,000 under the scheme.

Who's Eligible for OTS?

The scheme applies to all property owners within GHMC limits who have outstanding property tax arrears. It does not extend to other urban local bodies in Telangana — only Greater Hyderabad.

Residential, commercial, and vacant land properties are all covered, as long as the arrears are under the GHMC tax roll.

The Early Bird Scheme: 5% Rebate on FY 2026-27

Starting April 1, 2026, GHMC launches its annual Early Bird Scheme. Property owners who pay their full-year property tax for FY 2026-27 between April 1 and April 30, 2026 will receive a 5% rebate on the total amount.

For a property with an annual tax of ₹20,000, that's a ₹1,000 saving for paying early. For commercial properties with higher tax liabilities, the rebate can run into tens of thousands of rupees.

The Early Bird rebate is applied automatically at the time of payment through the GHMC portal — no separate application is needed.

How to Pay Your GHMC Property Tax

GHMC accepts property tax payments through multiple channels:

  • Online: ghmc.gov.in/Propertytax.aspx — use your PTIN (Property Tax Identification Number)
  • MeeSeva centers: Across Hyderabad, cash or card accepted
  • Bill collectors: Door-to-door collection from designated GHMC staff
  • Banks: Select authorized branches accept offline payments

To find your PTIN, visit the GHMC property tax search page and enter your circle, locality, and owner name.

Why This Matters for Hyderabad Property Owners

GHMC has ramped up enforcement over the past two fiscal years, with record collections of ₹2,501 crore in FY 2025-26 alone. Properties with unpaid arrears face interest accumulation at 2% per month, property attachment notices, and in some cases, auction proceedings.

For apartment owners in gated communities, the property tax is typically included in annual maintenance dues or paid directly by the owner. Either way, clearing any backlog now — especially with the 90% interest waiver — is the financially smart move.

For builders and developers, the OTS scheme is also a way to clean up tax records on unsold inventory and handover-pending units before transferring properties to buyers.
